This is around £100,000 below the average for England, and a good £10,000 cheaper than the region’s near neighbour, the West Midlands (£261,000).

Towards the south of the region, property prices are slightly above the regional average. A property in Northampton costs an average of £298,000. Leicester properties average a price of £276,000, while Nottingham and Derby clock in at £240,000 and £234,000 respectively. Again, these are all October 2022 price averages recorded by Zoopla.

The East Midlands provides some extremely affordable options for first-time buyers. Apartments and terraced houses are available for an average of £133,000 and £182,000 respectively. There are bargains to be found in semi-detached property in the region, with sales averaging at a price of £223,000. Meanwhile, larger detached houses sell for an average of £359,000.
