Where is Southwark?
Southwark crosses three TFL zones, stretching from the Thames in the north to the edge of Crystal Palace. The borough includes perhaps the most famous stretch of London riverside. Transport in Southwark
Like much of South London, the Underground doesn’t venture much beyond the very northernmost parts of Southwark. It is, however, still an extremely well-connected part of the capital. While the Jubillee, Northern and Bakerloo lines serve the likes of Elephant and Castle, Bermondsey, Borough and Cana Water, many of Southwark’s more southerly neighbourhoods have overground stations. Peckham, Camberwell, Denmark Hill and Dulwich are all within 15 minutes of Central London terminals by train. The borough is also well served by bus services.

According to Zoopla, The average price of a property in Southwark for the 12 months to April 2022 was just shy of £714,000. This is almost exactly the same as the London average of £715,000. You can find bargains in parts of the borough, with Walworth, Rotherhithe and Camberwell coming in far below the average price. Some areas far exceed the average though, with a property in Dulwich setting you back an average of £793,000. In exclusive Shad Thames, the average price is pushing £1,000,000.

It offers great connections to the City, and is walking distance to London Bridge, and the South Bank. Taking second place in Southwark is Marine Wharf West, a residential development from The Berkeley Group, in the Surrey Quays area of London Docklands. Apartments here are separated by landscaped grounds, and they’re close to the River Thames and London’s largest working marina – South Dock. London City Airport, Surrey Quays station and the Thames Clipper riverbus services are all nearby.
In third spot and just a 30-second walk from Southwark Station, The Music Box is a new, residential development made up of one, two and three-bedroom apartments. The building is just a stone’s throw from the Tate Modern and the River Thames, as well as The Cut – home to the Old Vic and New Vic theatres.
Occupying fourth place is this large-scale regeneration project in Elephant & Castle. Elephant Park by Lendlease is a mixed-use development which features 3,000 new homes alongside new shops, restaurants and cafés. It is the UK’s first climate-positive development, which includes an Energy Hub to provide net-zero carbon heat and hot water to all homes at Elephant Park.
Rounding off the top five in Southwark is One the Elephant. This Lendlease development comprises 284 apartments across 37 storeys. These apartments range from studios to three-bedroom apartments, most of which contain balconies. The development is situated in Elephant & Castle, just a three-minute walk from the station, which serves the Northern and Bakerloo lines.
In sixth place is Bermondsey Works offering one, two and three-bedroom apartments, villas and penthouses. It is located in vibrant, energetic Bermondsey, in South London. Bermondsey’s Zone 2 London Underground station (serviced by the Jubilee Line) is nearby.
Taking seventh spot is Wood’s Road, a modern, residential development by Surrey-based housebuilder Crest Nicholson. It’s got a central spot in popular Peckham, close to the Queens Road and Peckham Rye stations for links to the likes of London Bridge and London Victoria. There are one, two and three-bedroom apartments on-site, which offer views of The O2 Arena and Canary Wharf from higher floors.

In at number eight in our rankings is Peckham Place, by Notting Hill Genesis. The development sits on Queen’s Road, Peckham. Comprising one, two and three-bedroom homes, residents here benefit from communal gardens, private balconies and great transport links. The development is near to the bustling high street, which is filled with shops, cafés and roof top bars.
Number nine in the rankings is Porter’s Edge, Sellar’s addition to the wider Canada Water regeneration scheme.
