Staffordshire is divided into the districts of Cannock Chase, East Staffordshire, Lichfield, Newcastle-under-Lyme, South Staffordshire, Stafford, Staffordshire Moorlands, and Tamworth. Stoke-on-Trent is the most populated area, with the cathedral city of Lichfield and the county town of Stafford also notable settlements.
Living in Staffordshire
From world-famous potteries to its reputation for innovation and industry, Staffordshire has a history as varied and exciting as its landscape. And you’ll find plenty of breathtaking countryside, including moorland, wooded valleys, and the Peak District National Park in the north and Cannock Chase AONB in the south. Coupled with a network of waterways such as the idyllic Staffordshire and Worcestershire Canal, the county’s setting couldn’t be better.
Many businesses in Staffordshire sit at the forefront of the technology, transport, biologics, ceramics and brewing industries. At the same time, big names such as Jaguar Land Rover, Amazon and Molson-Coors are busy creating many new jobs in the region. The county also lies within easy commuting distance of Birmingham and Manchester, so it’s ideally placed whether you work inside the border or further afield.

Transport in Staffordshire
Whether you’re travelling by car, rail, or bus, Staffordshire has you covered. The M6 and the A34, A518, A449 and A513 provide quick connections to the region’s hubs. Meanwhile, Birmingham International Airport remains easily reachable from Stafford in 55 minutes.
Travelling to Wolverhampton or Birmingham New Street? Stafford station will deliver you to the former in 15 minutes and the latter in 30–40 minutes. Nearby Penkridge station also links to Birmingham and Crewe in around 30 minutes and Liverpool in about 70.
Other options include a variety of bus routes (such as the No.5 to Telford, 817A to Rodbaston via Cannock, the 825 to Lichfield and the 877 to Wolverhampton). Alternatively, travel green on cycle paths along the Stafford to Newport Greenway, the Manifold Track, or Cannock Chase.

So, are Staffordshire’s property prices within your budget? The average cost for property in Staffordshire is currently £215,781 (Zoopla: December 2021). This is a fall of 2.59 per cent in the last year. Flats went for around £140,914 and terraced houses for £136,079. Meanwhile, semi-detached homes achieved £181,391 on average, with detached properties selling for £336,216.
Daily calculated figures from Home.co.uk’s property search engine puts the current rental average at around £757 PCM. This is significantly below the current UK average, even excluding London. One-bedroom properties cost about £526 PCM, rising to £1,471 for five-bedroom homes.

In first place, Encore is a new development in the village of Brizlincote on the south-east edge of Burton. It lies within reach of Burton and Swadlincote and is just a 15-mile drive from Derby and Lichfield.
Residents love being near a well-stocked town and having access to a countryside area with great scenery. Strata have also created a small football pitch and park.

Saredon Gardens is located in South Staffordshire. Offering two, three and four-bedroom homes, the development has been voted into second place.
Residents say that the estate, which sits on a pretty road, ‘looks beautiful’. They also like the style and design of the houses, which feature extra details such as outside lights, stone window ledges and landscaped front gardens.

Blythe Fields is a new development by St Modwen Homes situated in Blythe Bridge, five miles from Stoke-on-Trent’s city centre. It’s also the third most highly rated development on our list.

Branston Leas by St Modwen Homes takes fourth position. It lies in Burton-on-Trent, just two miles from town and close to the A38.
St Modwen has been complimented for creating ‘a cohesive estate with a wide range of house designs similar enough to be clearly identified as part of the same development’.
There’s also a lovely selection of local shops, from fantastic Indian and Chinese takeaways to a Co-op and three pubs within walking distance, plus a hairdressers, GP surgery, cafe and bakery. Residents also like having access to a nearby river and water park.

Bramshall Meadows is a development by St Modwen Homes, situated on the edge of the countryside between Bramshall and Uttoxeter and a mile from Uttoxeter town centre.
Our residents reviewed the development into fifth place because it’s conveniently located for families and commuters while being on the fringes of a country village.
The local area features major supermarkets, parks, entertainment facilities and more in very close proximity to the development. Within 20 minutes or so you have convenient access to Stafford, Stoke and Derby as well as the beautiful Peak District just a little further out.

In sixth place, Amington Garden Village by Redrow Homes sits to the east of Tamworth, a busy Midlands town with great connections across the region. As well as a range of amenities, the development offers two, three, four and five-bedroom homes.
Residents say that the ‘heritage style of the houses really makes them stand out’ and that the soon-to-be-completed nature walkway with be a lovely addition to the estate. You’ll also find open spaces and woodland areas nearby, with lots of mature trees scattered around the area.

At number seven, Amington Green is part of the Amington Garden Village development, offering two, three, four and five-bedroom homes in Tamworth.
The development has a pleasant footpath around the perimeter, green spaces, and a post office and small supermarket within easy walking distance. Ventura Park, with its wide variety of shops, is also just a 10-minute drive away.
One resident told us that ‘the houses are beautiful’ and include high ceilings, detailed skirtings and architraves, large bay windows, and high-quality bathrooms.

Willow Grange is within easy reach of Stafford town centre and our eighth highest rated development. Trains from Stafford reach Birmingham New Street in 40 minutes and Liverpool and Manchester are less than an hour away.
The estate is ‘nice and private’, and the houses are described as ‘good value’ and ‘well designed’, with ‘street parking always available’. You’ll also find shops within a few minutes’ drive and pubs within walking distance.
