It is a county that’s more than worth its (still very reasonable) property price tag.

Where is Shropshire?

Shropshire is one of the West Midlands counties of England. It’s right up on the border of Wales, with Cheshire to the north, Staffordshire to the east, Worcestershire to the southeast, and Herefordshire to the south.

Why live in Shropshire?

Shropshire is routinely ranked among the happiest counties in England and Wales. This is not surprising, as it offers all those who live here the chance to enjoy stunning English countryside, an abundance of characterful market towns, low crime, low population density, great schooling options and much more besides.

What does Shropshire have to offer?

The Shropshire Hills Area of ‘Outstanding Natural Beauty’ covers the southwestern quarter of the county. However, you don’t have to go far outside any of Shropshire’s towns to find a perfect rolling countryside scene. Shropshire is just a joy to walk, cycle and drive through.

There are no major cities in Shropshire, but it does have a full 22 market towns. This makes it heaven for shoppers who enjoy nosing through independent boutique stores, antiques and craft shops, and local markets. Needless to say, you’re never far from a superb tearoom or café either. While the dining and general food scene is excellent across Shropshire, the town of Ludlow is the jewel in the county’s crown. There are no fewer than seven Michelin-starred restaurants in and around the town.

Shropshire is also among the safest counties in England, Wales and Northern Ireland. Its consistently low crime rate is partially due to the strong sense of community among Salopians. This is combined with solidly above-average economic opportunities and living standards across the county.

There are also great transport links here. There’s a direct train line from Shrewsbury to London Euston, and Chester, Birmingham, Wales and the coast are all easily accessible by car.

What are average property prices in Shropshire like?

While estimates always vary between providers, there’s a consistent trend of Shropshire property prices coming in under the national average. In May 2021, the Land Registry office recorded the county’s average house price at just over £247,000. This is a whole 2.9% rise from the month before, but it still represents excellent value for money, given the desirability of living in Shropshire.

At the time of writing (December 2021), the average price for property in Shropshire was just over £262,000, according to Zoopla. That’s a 1.37% rise since September, but still puts Shropshire £2,000 below the £264,000 UK house price average recorded in August 2021 by the ONS.

Larger houses and period homes in desirable market towns and villages do attract higher prices here. However, you can find flats and terraced houses in Shropshire at very reasonable prices. In December, Zoopla recorded average prices of £156,617 and £177,652 for these respective property types.

Less than a mile away from Telford Town Centre and only a few minutes’ walk from Stirchley Village and Dawley, the site also has excellent transport links with Shrewsbury, Birmingham and Wolverhampton, which are all within easy reach. The nearby shopping centre includes a cinema and great retail outlet options. The nearby Telford Forge Retail Park also includes a Sainsbury’s Supermarket and Tesco Extra. Residents here love the convenience of the location and have plenty of praise for the design and value for money of their large and well-appointed homes.

For number two, we move over just outside of Telford, to find Queensbury Park. This development is less than 3 miles from the thriving town centre, which offers a satisfying selection of shops, restaurants and the main Telford Shopping Centre. The development itself offers 2-4-bedroom homes, which are described by residents as well built and designed, with large rooms and an attractive exterior.

Developer Simple Life steals another spot, taking 3rd place with Sutherland Grange. This is a development of 123 new-build houses to rent in Trench, Telford. It is located with convenient access for the Southwater Shopping Centre which has an ice-skating rink, cinema, bowling alley and library. It also offers great transport links, with easy access to the M54 and Oakengates train station. There are also good schools in the area and a nursery right next door.

In 4th, The Paddocks is a development of stylish, spacious 2-4-bedroom homes, located close to Telford’s town centre and on the edge of the Shropshire countryside. Residents love the intelligent layout of the houses, which are highly energy efficient. There’s also a good sense of community here.
