New build homes in Derby: Highest rated developments

Right in the heart of the East Midlands, Derby is a city with plenty to offer. Whether you’re looking to build a career, a family, or just find a place to enjoy life, Derby will have something to suit you. Come and see what we mean, as we review the top-rated new build homes in Derby.

Where is Derby?

Derby is the ceremonial ‘county town’ that gives its name to the county of Derbyshire. It is a mid-sized city, however. It’s located just off the M1, to the West, with Nottingham just on the other side of the motorway to the east. It’s also roughly an hour’s south-westerly drive to reach Birmingham, city centre to city centre.

Why live in Derby?

One of the main attractions of living in Derby is its location. Firstly, it’s just off the M1, making commuting and general travel across much of England a breeze. Nottingham, Birmingham, Stoke-on-Trent, Leicester and Sheffield are all an easy drive away, not to mention plenty of pretty Midlands towns. Secondly, Derbyshire contains the majority of the majestic Peak District National Park, one of the most sought-after scenic areas UK-wide.

Derby offers a mix of solid job opportunities, great schools (27 ranked as ‘outstanding’) and a buzzing entertainment and nightlife scene. As a mid-sized city of over 250,000 people, it’s large enough to have plenty going on, but not so large that it becomes impersonal. In fact, Derby was voted the UK’s third safest large city in 2018, as crime remains low while health and social care availability levels are high.

Another major attraction of living in Derby is how affordable it is. In Jun 2021, a major national survey placed Derby at the top of the list as the UK’s most affordable city. Derby won not just because of its great housing prices, but also the generally lower costs of living here. As well as being affordable, it’s also the second best in the UK to make a living!

What are average property prices in Derby like?

According to Zoopla, Derby average house prices for the past 12 months stood at £234,500. This is a full £33,500 less than the £268,000 UK average house prices recorded by the ONS in October 2021. Looking at semis, terraced houses and flats, Derby becomes an even more attractive prospect.

Buying a flat in Derby will come with an average of around £115,000. Terraced and semi-detached houses are closer to £159,000 and £200,000 respectively.
