In our guide to the best developments in Zone 4, released last month, we pointed out how last year saw a big shake up of London house prices and rental rates. As more people moved out from the central London zones, demand for property in Zones 1-2 saw demand, and prices, dip. While this was not so good for landlords and motivated sellers, it was good news for anyone considering a move to the very desirable areas that make up Zone 2.

In this roundup, we look at the top rated property developments you can find across Zone 2.

House Prices in Zone 2

About 700,000 foreign-born London residents left the capital last year. This is part of the reason why rental prices fell by nearly 7% across the city. There’s also a lot of uncertainty about house prices too, although London prices appear to be less affected by the Stamp Duty holiday boom than other regions, and therefore perhaps better prepared for a more stable aftermath.

Zone 2 covers a lot of areas that are very different from each other. This means that both house prices and rental rates vary widely across the zone. While the whole zone’s average house prices are over £700,000, many areas have averages around the £500,000 mark. Similarly, rental rates are at an average of around £2,500 pcm for the zone. However, rental rates in many areas continue to be cut as landlords feel the pinch of dropping demand.

Another thing to bear in mind is that smaller flats and houses may continue to drop in price throughout 2021. As we’ve seen in HomeViews reviews, both indoor and outdoor space is more desirable than ever and smaller properties in London could suffer in terms of attracting interest. However, if you can live without a garden or terrace, you may find opportunities to make some savings in Zone 2.
